Empery, a Bitcoin treasury company, invests 65 million USD to establish an AI data center, targeting a 15-year long-term cash flow
Empery Digital (NASDAQ: EMPD) plans to invest $65 million to acquire a 25% stake in a private entity that is acquiring an AI data center property in the Midwest of the United States. The facility currently has approximately 150 MW of power capacity and its own substation, with the potential to expand to about 300 MW in the future.
According to information previously disclosed by the company, the project is expected to adopt a 15-year triple net lease (NNN) model, with a potential total lease payment of approximately $1 billion. Based on prior plans, the lease income corresponding to the 25% stake held by Empery is expected to exceed $440 million during the lease term, with payments expected to begin in early 2027. However, the relevant lease arrangements are still subject to the final signed formal agreement.
This investment reflects that Empery is expanding its business layout from Bitcoin treasury to the AI infrastructure sector. The company previously stated that its financial commitment to the project is limited to $65 million, and potential tenants will bear the costs of data center renovation, electricity, and operational expenses.
